In line with the Tenant Fees Act 2019 Hills Residential do not charge tenant fees.
A refundable holding deposit will be requested to secure a property (maximum of 1 weeks rent). The deposit (capped at 5 weeks rent) and the first months rent will be required before you move into the property.
Deposit. This is required to be paid before you move into the property (this may be requested between applying and moving in) All payments are required to be cleared funds, by direct debit, bank transfer or bankers draft. We do accept credit card payments for which there is a 3% surcharge. Cash payments are also accepted. We do accept cheque payments but they must clear before we can proceed.

Important information If you are a tenant in a property managed by Hills Residential, please be aware we do not offer 24 hour management services. The residential lettings team are available during regular working hours. Outside of these hours tenants may wish to arrange their own emergency remedies by contacting the relevant utility providers or the emergency services as follows: Gas leaks – National Grid on 0800 111 999. Fire service on 999. Break in – The Police on 0161 856 5228.
Note Tenants are reminded that the cost for any repairs they commission will need to be authorised by Hills Residential before they can be deducted from the rent or reimbursed to tenants. By instructing your own repairs prior to obtaining this consent (even though our approved contractors) you risk not being reimbursed if the Landlord concludes the cost of the repairs are excessive or that the landlord is not liable for them. The vast majority of property issues can usually wait until the office is open. In line with the consumer rights act 2015 we do hold client money protection.
