Tenant Fees

£234 per tenancy for application and referencing fees. This will conduct your reference checks and must be paid to secure the property.

If applicable a £72 guarantor application/reference fee.

First month’s rent. This is required to be paid before you move into the property.

Deposit. This is required to be paid before you move into the property (this may be requested between applying and moving in) All payments are required to be cleared funds, by direct debit, bank transfer or bankers draft. We do accept credit card payments for which there is a 3% surcharge. Cash payments are also accepted. We do accept cheque payments but they must clear before we can proceed.

Important information If you are a tenant in a property managed by Hills Residential, please be aware we do not offer 24 hour management services. The residential lettings team are available during regular working hours. Outside of these hours tenants may wish to arrange their own emergency remedies by contacting the relevant utility providers or the emergency services as follows: Gas leaks – National Grid on 0800 111 999. Fire service on 999. Break in – The Police on 0161 856 5228.

Note Tenants are reminded that the cost for any repairs they commission will need to be authorised by Hills Residential before they can be deducted from the rent or reimbursed to tenants. By instructing your own repairs prior to obtaining this consent (even though our approved contractors) you risk not being reimbursed if the Landlord concludes the cost of the repairs are excessive or that the landlord is not liable for them. The vast majority of property issues can usually wait until the office is open. Great agent. Responsive and proactive in progressing the sale. Encouraged us to be bullish about the asking price and it paid off as we achieved far more than we had hoped for. Hills clearly summarised the offers received together with the pros and cons of each one and suggested ways to overcome the pros to achieve a smoother sale. The only downside and the reason I've not given 5 stars is that the draft brochure was very poorly put together. The photos were excellent but we had to rewrite a lot of the wording ourselves as some of it was incorrect- almost as if it had been cut and pasted from a previous brochure rather than based on our property.

Absolutely brilliant service! Jack certainly knew the market and advertised my house at just the right price point and had buyers already lined up who were looking for my type of house. House went on the market on the Friday, 4 viewings on the Saturday, and an excellent offer accepted the following Monday! They recommended an excellent solicitor too, and neither were pushy, but kept me well informed throughout the whole process. They responded quickly to my enquiries and gave me excellent advice. I can certainly see why Hills sell so many houses, and they have restored my faith in estate agents!
